In many ways, that is when the real work begins.
At Studio Minosa, we create the documentation, selections, joinery details, finishes schedules and visualisations that give a builder a clear path to deliver the project. We help make sure every decision is connected: the layout, the lighting, the materials, the appliances, the storage, the tapware, the furniture and the finer details that allow a home to feel resolved rather than simply completed.

But it is important to be clear about our role.
We are not project managers. The builder manages the construction site, trades, programme, safety, sequencing and day-to-day delivery of the build. That responsibility belongs with the people physically delivering the work.
Our role is to implement the design.

We remain involved to support the builder, answer design-related questions, clarify documentation, assist with selections and help navigate the changes that will inevitably arise on site. Because even with detailed drawings, a full FF&E schedule and photorealistic 3D renders, a building site is a living, breathing work in progress.

Existing conditions are uncovered. Services sit where they should not. A product changes. A lead time shifts. A detail needs to be adjusted to suit the reality behind a wall or beneath a floor.
That is where continuity matters.

Rather than leaving the builder and client to make design decisions under pressure, we help assess the options against the original brief, budget, function and visual intent. The aim is not to resist every change. It is to make the right changes, while protecting what made the design worth doing in the first place.
We also assist with procuring the selected products, joinery and furniture, using our supplier relationships to access excellent trade rates and manage the many moving parts that sit behind a finished interior.

The result is a more supported process: a builder with a clear design partner, a client with fewer difficult decisions to make alone, and a home that has a far better chance of being realised as it was intended.
Because great design is not just about having the right idea. It is about carrying that idea through the complex, practical and occasionally unpredictable journey of bringing it to life.
